Whether the homeowner had the addition built or bought the house from another homeowner who had improved the value of the home with an addition, the potential for foundation damage increases when home additions are done.

The addition’s “foundation has to be the most perfect part of your addition. It has to be done correctly to ensure that you will have a long-lasting, durable structure*.” This makes additions a little more costly. The contractor of an addition needs to make sure that the foundation is completely level to the existing foundation. If it slopes away, it will pull down on the existing foundation and the walls will feel the stress. If the addition slopes toward the existing foundation it puts stress on that foundation. If the soil underneath the addition’s slab is not as packed as the soil on the original foundation…well, you get the idea. It just needs to be perfect. Small additions are not usually problematic. But when a foundation is expanded by one or two large rooms—be careful.
